Mortgage terms of 30-40 years become the norm for younger borrowers
Long-term “marathon mortgages” are becoming increasingly common among younger homebuyers. Research from Sprive found that 66% of mortgage borrowers under 30 have mortgage terms of 30 to 40 years, compared with 42% of those aged 30-39 and just 6% of those aged 40-49.
As a result, the average borrower under 30 is not expected to finish repaying their mortgage until around age 59. Younger homeowners are also facing higher mortgage rates, paying an average of 4.5%, compared with 3.89% for borrowers aged 40-49.
Monthly mortgage payments remain high across all age groups, with under-30s paying an average of £1,008 per month, rising to £1,138among 40-49-year-olds.
Sprive CEO Jinesh Vohra said that while longer mortgage terms help younger buyers afford homes, they also mean paying interest for longer and carrying debt later into life. However, he highlighted that making regular overpayments can significantly reduce the mortgage term and save borrowers tens of thousands of pounds in interest over the life of the loan.

Semi-detached and terraced homes record strong house price growth – e.surv
Semi-detached and terraced homes are currently driving house price growth across Great Britain, according to e.surv's latest House Price Index. Overall house prices increased by 1.8% year-on-year to August, but growth varied significantly by property type.
Semi-detached homes saw the strongest growth, rising 2.6%.
Terraced properties increased by 2.3%.
Detached homes rose by just 1.2%.
Flats were the weakest performers, with prices falling 0.7% nationally.
Detached properties also struggled in some higher-value regions, with prices falling 1% in the South East and 0.4% in the East of England. Flats underperformed in many areas, although they remained more resilient in established apartment markets such as London and Scotland.
According to e.surv's research, buyers are increasingly prioritising affordability and practicality, choosing homes that provide sufficient space without the higher costs associated with larger detached properties. Buyers are also paying closer attention to ongoing expenses such as service charges and ground rents, which can affect the appeal of flats. Local housing stock and market conditions continue to influence regional performance.
